在卑诗省进行物业交易,转让时,买家都需要向卑诗省政府缴交这笔税务费用。

其税率计算方式为成交价的阶梯式百分比,当转让无成交价格时则会用公平市场价格计算:

$0 - $200,000部分的1%

$200,000 – $2,000,000部分的2%

$2,000,000- $3,000,000部分的 3%

$3,000,000以上部分的5%

自 2024 年 4 月 1 日起,首次购房者的房产转让税的豁免门槛将从50万刀的房产提高到83.5万加元。

具体来说,如果是市值在50万以下的房产,这笔转让税可以直接免除。如果房产价格50万到最高86万以下,那么首个50万的转让税可以免除,而超出50万的部分则按比例逐渐减免。

新建房免税额门槛将从 75 万加元提高到 110 万加元。(按公平市场价值计算)。公平市场价值在 110 万元至 115 万加元之间的房屋将享受到按比例逐步降低的免税额。此次豁免变更也将于 2024 年 4 月 1 日开始。
